After the inspection, we show you photos of what we found and give you our honest recommendation. There's no obligation to move forward if work isn't needed.

What does a CRS roof inspection include?

A licensed CRS roofer thoroughly inspects your roof surface, flashing, penetrations, and accessible attic areas. We show you photos of what we found and explain any problem areas in plain language. Then we give you our honest recommendation. That could be a repair, replacement, restoration, or no work at all.

How fast can CRS schedule a roof inspection?

You receive a same-business-day callback on every form submission. Inspections are usually scheduled within one to two business days. Active leaks and storm damage get priority routing, typically same-day or next-day. Call us directly for the fastest response to active leaks.

Do I need to be home for the roof inspection?

Yes. We ask homeowners to be present so the inspector can review the roof with you, answer questions, and explain the findings in person. If you cannot make the scheduled time, we offer flexible appointment windows and can reschedule for a more convenient time.

Is there any obligation after the roof inspection?

No. Our inspection comes with no obligation to move forward if repairs or replacement aren't needed. You leave knowing exactly where your roof stands and our honest recommendation, whether you choose CRS or not. We'd rather you trust the recommendation than feel pressured into work you don't actually need.

Roof Replacement

How long does roof replacement take in New Jersey?

Most NJ single-family homes complete in one to two days from tear-off through final cleanup. Larger or complex roof geometry runs closer to three days. Weather can extend the timeline, but the fixed price does not change. You receive a specific finish date in writing before any work begins.

How much does a new roof cost in New Jersey?

Most New Jersey single-family homes cost between $10,000 and $25,000 for a full asphalt shingle roof replacement. Pricing depends on roof size, pitch, material selection, and roof condition. After the inspection, you receive a fixed written estimate before any work begins.

What shingles does CRS install?

Architectural-grade asphalt shingles from major manufacturers like GAF, CertainTeed, and Owens Corning are standard. Metal, slate, and tile are available on quote. The specific products available for your project are reviewed at the inspection, and manufacturer warranty terms are written into your estimate.

Does CRS pull permits?

Yes. Permits are required for most roof replacements across New Jersey. CRS pulls the permit before work begins and provides closeout documentation at the final walk-through. The permit becomes part of the township record, which matters at resale and is a frequent ask from home inspectors.

What if you find damaged decking under the old roof?

We stop, document the damage with photos, contact you with the per-sheet price, and wait for your written approval before installing replacement decking. Damaged decking is the most common mid-job change. We never replace decking and add it to the invoice without your sign-off first.

My roof is leaking right now. What should I do?

CRS carries roofing tarps and offers same-day emergency weatherproofing for qualifying situations. Tarp service is quoted separately. The repair estimate that follows is free.

How does CRS find the source of a roof leak?

Most ceiling stains do not start directly above where the water shows. A licensed CRS roofer starts at the highest visible damp area and traces upward, identifying failed flashing, valley issues, pipe boot failure, or isolated shingle damage. The diagnosis is written into the repair estimate before any work begins.

How much does a roof repair cost in New Jersey?

Most NJ repairs run $300 to $1,500 depending on the failure point and access. Multi-area failures or aged-roof repairs can run higher. You receive a fixed written price after the free inspection. CRS does not quote repairs over the phone without inspection.

When is roof repair the wrong choice?

When the roof is over 20 years old, when more than 25 percent of one slope is damaged, when the same area has been repaired twice in two years, or when widespread granule loss shows the rest of the roof is near end of life. CRS documents that finding in the inspection report.

Does CRS guarantee the roof repair?

Yes. Repairs are covered under the CRS written workmanship guarantee. If the same area fails again inside the guarantee window for installation reasons, CRS returns and fixes it at no charge. Manufacturer defects route through the shingle manufacturer's warranty.

Roof Cleaning & Restoration

What is roof restoration?

Roof restoration is a service that cleans, reseals, and targets minor failure points to extend the life of a structurally sound asphalt roof. It can add about 5 to 10 years of usable life and typically costs $1,500 to $4,000 for most New Jersey single-family homes when the roof qualifies.

How do I know if my roof qualifies for restoration?

Three things must be true: granule coverage at 70% or higher, no widespread shingle damage or decking rot, and no active leaks. The free inspection documents all three. If the roof passes, restoration is the honest call. If it fails on any of the three, CRS recommends replacement.

How long does a roof restoration last?

Most asphalt roofs gain 5 to 10 years of usable life per application. The same roof can typically be restored up to three times before full replacement becomes necessary. CRS documents every treatment in writing so future applications are properly spaced.

Restoration or replacement: which is right for my roof?

Restoration is right for roofs 10 to 18 years old in sound structural condition. Replacement is right for roofs past 20 years, with active leaks, widespread granule loss, or damaged decking. The free inspection determines which option fits your roof and explains why in writing before any work is scheduled.

Can the restoration be done in the winter?

No. The coating needs surface temperatures above 50 degrees Fahrenheit to cure properly. CRS schedules restoration treatments April through October in New Jersey. If you book in late winter, CRS puts you on the spring schedule. Inspections continue year-round regardless of treatment season.

Protection Plans

What does a CRS Protection Plan include?

Protection Plans include annual roof inspections, photo documentation, gutter cleaning, priority storm response, and discounted service pricing. Higher-tier plans may also include roof washing, transferable coverage, storm damage assessments, and extended repair warranty protection. Plan features are matched to your roof after inspection.

Who is eligible for a CRS Protection Plan?

Plans are available to homeowners with CRS-installed roofs, homeowners with roofs CRS has restored or repaired, and community associations across New Jersey. Roofs in active failure (active interior leak or visible structural damage) must be repaired by CRS first before plan enrollment is available.

How much does a CRS Protection Plan cost?

Annual pricing is set per square foot of measured roof surface and matched to the plan tier that fits your roof. CRS provides a written quote after the inspection. After three consecutive years of uninterrupted enrollment, the rate is discounted and locked permanently for the life of the plan.

Does the plan transfer to a new owner if I sell my home?

Higher-tier residential plans transfer to the new owner at closing, and premium plans include a formal transferability letter for the closing packet. Both the current and new owner must notify CRS in writing within 30 days of the closing date for the transfer to take effect. A re-inspection may be required.

What happens to my workmanship warranty if I cancel a CRS protection plan?

For Repair and Restoration Protection Plans, workmanship warranty coverage on every repair is active only while the plan is continuously enrolled. Cancellation or lapse immediately voids all outstanding warranty coverage on prior CRS repair work, regardless of the individual warranty period remaining. Active continuous enrollment is what keeps repair coverage in force.

Pricing and Payment

How does the CRS price compare to the cheapest quote I will get?

Often it does not, on paper. The cheapest quote usually omits permit fees, ice and water shield at eaves and valleys, drip edge, and full decking replacement allowance. The CRS quote includes all of it, written into the scope. The CRS invoice typically matches the estimate. The cheapest quote often does not.

When is payment due?

A deposit is collected at contract signing. The remaining balance is due after the final walk-through and your written acceptance of the completed work. CRS does not collect the full balance up front. Payment terms are written into the project paperwork before you sign anything.

Does CRS offer financing?

Yes. CRS partners with established lenders so qualifying NJ homeowners can finance a new roof with monthly payments. Typical loan amounts run $5,000 to $50,000 with terms from 12 months to 10-plus years and promotional options like 0% APR for 12 to 18 months for approved buyers. Your CRS estimator will confirm lender options and rates.

Will the final price match what we agreed on?

Yes. The number you sign for at contract signing is the number on your final invoice. CRS doesn't add surprise line items or markups during the project. The only exceptions are issues you approve in writing, such as hidden decking damage discovered after tear-off begins.

Insurance Claims

Does CRS help with insurance claims for storm damage?

Yes. CRS provides photo documentation, written damage reports, and support during the insurance inspection process when needed. If storm damage does not qualify for a claim, CRS tells you upfront before you file. CRS does not file, negotiate, or settle insurance claims on your behalf, that remains the homeowner's role.

Will my insurance pay for the full replacement?

Depends on the policy and the damage. Most NJ policies cover wind damage that lifted shingles across a meaningful portion of the roof or hail damage that broke granule bond. CRS provides the documentation your adjuster will ask for. Final claim outcome is between you and your insurer.

Can CRS help me understand the insurance estimate the adjuster wrote?

Yes. Insurance estimates use industry-standard format (typically Xactimate). CRS walks through the estimate with you line by line, identifies any missing items, and writes a written supplement if the scope is incomplete. The supplement goes back to your insurer with documentation.

Should I file an insurance claim if my deductible is high?

Run the math first. If the repair cost is close to your deductible, a claim may not be worth filing, and a denied claim sometimes affects future premiums. CRS provides a free inspection and estimate so you can compare repair cost to deductible before filing.

Can CRS waive my insurance deductible?

No. NJ law prohibits a contractor from absorbing or rebating an insurance deductible. CRS does not offer "we'll pay your deductible" promotions. Any contractor offering that is operating outside NJ consumer protection law.

Preparing For The Job

What do I need to do before the crew arrives?

Move vehicles out of the driveway and away from the work area. If you have outdoor furniture, gardening equipment, or fragile landscaping near the house, mention it during the pre-job call so CRS can protect it. Indoor preparation is minimal, pictures may want to come off walls if the work involves heavy nailing.

How loud is a roof tear-off?

Loud. Tear-off and nailing run at roughly 85 to 95 decibels at ground level. If you work from home, plan for a noisy one to two days. Most clients who can work elsewhere choose to do so during tear-off day. CRS crews start at 7am and aim to wrap by 5pm.

Do I need to be home during the installation?

No. The crew works exterior-only on most replacements. Indoor access is typically not needed once the inspection is complete. CRS provides a daily progress update by text or phone. The final walk-through requires you to be present.

What happens to my landscaping during the job?

CRS protects landscaping with tarps and plywood walking paths before tear-off begins. The magnetic nail sweep at the end of every work day catches dropped fasteners. Most landscaping issues come from old-debris that fell during tear-off and gets cleaned up the same day.

During The Job

How many crew members will be on my roof?

Typically four to six crew members on a standard residential replacement. Larger or complex roofs run with seven or eight. Repair or restoration jobs typically have two. One foreman runs the project from kickoff to closeout and serves as your single point of contact during installation.

Does CRS work in the rain?

No. Roof installation requires dry conditions for proper adhesion of underlayment and shingles. If weather changes mid-job, the crew weatherproofs the exposed area with tarps and resumes when conditions allow. Weather delays do not change the fixed price written into your estimate.

Will the crew use my electricity or water?

Crews typically bring their own power equipment and do not need indoor access. In some cases, we may ask to use an outdoor water connection for roof cleaning, restoration work, or cleanup. If access is needed, the crew will confirm with you first.

Can I see the work in progress?

Yes. Stay on the ground rather than on ladders, but you can watch from the driveway or yard. CRS encourages questions during installation, the foreman is your point of contact for anything mid-job. Pictures taken during installation are included in the project photo packet at closeout.

After The Job

What do I receive at the final walk-through?

The written workmanship guarantee, manufacturer warranty registration, permit closeout documentation, a project photo packet (before, during, after), and the final invoice. CRS walks the finished work with you and confirms your satisfaction before you sign the final invoice. Payment is collected after walk-through, not before.

How long is the CRS workmanship guarantee valid?

Workmanship guarantee periods vary by service type and scope. The workmanship guarantee covers installation defects only. Material defects are covered separately under the manufacturer's warranty, which is registered with every CRS replacement and is typically longer than the workmanship coverage.

What is the difference between the manufacturer warranty and the workmanship guarantee?

The manufacturer warranty covers material defects in the shingles. The CRS workmanship guarantee covers installation defects. Both are written documents. You receive both at the final walk-through. Manufacturer warranty registration is filed by CRS on your behalf at project closeout.

Can I leave a review or refer a friend?

Yes. CRS sends a follow-up message after project completion asking for a review with a direct link. Referral rewards apply on closed referred jobs, details are provided with the closeout packet. Active Protection Plan members earn bonus referral rewards.
